Typhoon-Resistant Aluminum Windows & 4-Track Sliding Doors for a Manila Villa

Project Overview & Key Specifications

SUNRAY engineered and fabricated a heavy-duty architectural windows and doors package for a modern multi-story residential compound in Manila, Philippines. The project combines wide multi-track sliding doors, thermally broken casement windows, laminated Low-E glazing, stainless-steel insect/security screens and tropical weather-sealing details for a high-humidity monsoon environment.

The key documented unit is the 260-100 Series 4-Track 4-Panel Heavy Duty Sliding Door, measuring 3,520 mm × 2,440 mm with a 196.5 mm frame depth and 8 mm Low-E + 1.52 PVB + 8 mm laminated safety glass.

01. Site Survey & Client Requirements

The project is located in a newly developed residential enclave in Manila. The villas were under construction when the window and door package was coordinated, with rough masonry openings, concrete overhangs and full-height facade apertures requiring custom dimensional control.

  • Typhoon and wind-driven rain: The facade package needed robust framing, laminated glazing, compression seals and managed drainage.
  • Tropical heat and humidity: The client required Low-E glazing and thermal-break framing to help reduce solar heat gain and improve indoor comfort.
  • Urban noise: The residences required heavier glazing and multi-chamber framing to improve acoustic isolation.
  • Insect protection: Natural ventilation needed to be compatible with durable stainless-steel security mesh.
  • Architectural continuity: Dark charcoal frames were selected to contrast with the white and light-gray contemporary facades.

02. Conceptual Design & 3D BIM Modelling

SUNRAY developed a coordinated fenestration concept for the full townhouse facade, combining wide ground-floor sliding openings with upper-floor panoramic glazing and operable windows.

2.1 Multi-Level Facade Integration

  • Ground-floor full-height sliding doors connect living spaces to terrace gardens.
  • Upper floors use panoramic glazed bays and balcony-facing openings to maximize natural light.
  • Dark charcoal aluminum frames create a consistent visual language across the three-story facade.

2.2 Tropical Ventilation Strategy

The multi-panel sliding layout allows wide openings for evening cross-ventilation while separate screened window systems provide insect-controlled airflow.

03. Shop Drawings & Dimensional Coordination

Manufacturing followed the approved factory production drawings, including Sheet P-1 for customer Eric, issued March 14, 2025.

3.1 Unit 1 - UPPEN EAST Sliding Door

  • Product model: 260-100 4-Track 4-Panel Heavy Duty Sliding Door
  • Overall width: 3,520 mm
  • Overall height: 2,440 mm
  • Overall frame depth: 196.5 mm
  • Exterior visible frame width: 100 mm
  • Moving sash depth: 52 mm
  • Track sill step height: 26 mm

3.2 Glazing Specification

  • 8 mm Low-E + 1.52 PVB + 8 mm laminated safety glass
  • White interlayer specified in the production drawing
  • Laminated build-up selected for post-breakage retention and project-specific safety requirements

3.3 Four-Track Kinematic Layout

The four-panel arrangement uses multiple sliding leaves on a deep four-track sill, allowing the panels to stack toward the fixed return side while maintaining the stepped drainage and EPDM sealing geometry.

04. Precision Manufacturing & Factory Quality Control

Factory production focused on profile accuracy, screen fabrication, glazing quality and weather-seal preparation before pre-assembly testing.

4.1 CNC Aluminum Cutting & Machining

6063-T5 aluminum profiles were processed on computer-controlled cutting and machining equipment for frame miters, hardware cavities, roller recesses and drainage slots.

4.2 Stainless-Steel Security Mesh Assembly

The project source documents 304 stainless-steel insect and security mesh being tensioned and secured into dedicated aluminum screen frames.

4.3 Glazing & EPDM Gasket Installation

Insulated and laminated glass units were set into the aluminum sashes, followed by continuous EPDM compression gaskets and hardware calibration.

05. Factory Trial Pre-Assembly & Kinematic Commissioning

Before export, SUNRAY carried out multi-point dimensional and operational checks on the major window and door assemblies.

5.1 Dimensional Verification

  • Frame width, height and diagonal squareness checked against the approved shop drawings.
  • Primary Unit 1 verified against the 3,520 × 2,440 mm design dimensions.
  • Project source states a dimensional tolerance target within ±1.0 mm during this inspection stage.

5.2 Roller, Locking & Drainage Inspection

  • Heavy-duty tandem rollers tested under the weight of the glazed sashes.
  • Multi-point locking hardware checked for secure engagement and uniform EPDM compression.
  • Concealed drainage chambers and weep paths inspected for unobstructed water discharge.

06. Export Packaging & Container Logistics

After factory inspection, the finished assemblies were protected for sea transport from Foshan to Manila.

  • Powder-coated surfaces protected with film and corner guards.
  • Frames, sashes and glass units cushioned with foam and packed in reinforced fumigated plywood crates.
  • Waterproof liners and desiccant protection used to reduce condensation and salt-fog exposure during ocean freight.

07. On-Site Installation in Manila

Installation was coordinated with local building contractors after delivery to the Manila site.

7.1 Opening Preparation & Waterproofing

Rough masonry openings were checked with laser levels before sill and jamb waterproofing membranes and flashing tapes were applied.

7.2 Frame Anchoring & Sash Installation

The 196.5 mm deep multi-track outer frames were mechanically fixed into reinforced concrete and masonry, followed by installation and roller calibration of the four sliding sashes.

7.3 Perimeter Weather Sealing

Exterior joints were completed with weather-resistant structural silicone to close the interface between the aluminum frame and building envelope.

08. Final Handover & Residential Use

After final adjustment and clean-up, the windows and doors package was handed over for residential use.

  • Typhoon-weather strategy: deep multi-track frames, stepped drainage and EPDM sealing help manage wind-driven rain.
  • Acoustic comfort: laminated glazing and multi-chamber frames support improved noise reduction compared with lightweight standard systems.
  • Solar control: Low-E laminated glazing helps reduce tropical solar heat gain.
  • Ventilation with insect protection: wide sliding openings and 304 stainless-steel mesh enable natural airflow while limiting mosquito entry.
  • Architectural integration: dark-charcoal aluminum frames complement the white villa facade and tropical landscaping.

09. Application Scenarios

The same system approach can be adapted to tropical and coastal residential or hospitality projects requiring large openings, stronger water management and durable insect protection.

  • Tropical and coastal luxury villas
  • Multi-story urban townhouses
  • Resort villas and boutique hotels
  • Residential projects requiring wide multi-track sliding openings and integrated security mesh
