01. Site Survey & Client Requirements
The project sits on a steep hillside in Indigo Bay, where the villa steps across multiple reinforced-concrete levels and the main glazed elevations face directly toward the Caribbean Sea.
- High-wind coastal exposure: The building envelope needed robust framing and laminated safety glazing suitable for the project's stated hurricane-zone requirements.
- Wind-driven rain: Large openings required stepped thresholds, compression seals and concealed drainage rather than standard residential sliding-door details.
- Salt-air corrosion: Exterior hardware and aluminum finishes needed to resist persistent marine salt spray and humidity.
- Panoramic ocean views: The owner wanted wide floor-to-ceiling sliding openings across the main living areas and suites.
- Multi-level dimensional coordination: Window and door sizes had to match GeoDesign architectural elevations and stepped reinforced-concrete openings.
02. Architectural Elevations & Fenestration System Design
SUNRAY coordinated the facade package from the GeoDesign architectural elevations, matching the major sliding-door openings, rear ventilation windows and stepped floor levels.
2.1 Oceanfront Southwest Elevation
- Upper-level balcony openings: approximately 4,000 × 2,400 mm sliding-door bays.
- Main living level: approximately 3,900 × 2,400 mm sliding-door bays connecting the living spaces to the pool terrace.
- Lower level: 4,685 × 2,160 mm multi-panel sliding-door opening serving the lower suite and lounge.
2.2 Rear / Entry Elevation
The rear elevation uses smaller casement and awning windows together with ventilation elements to support cross-ventilation while maintaining the same dark-charcoal architectural language.
03. Shop Drawings & Dimensional Control
SUNRAY production drawings dated March 14, 2025 established the exact dimensions, frame depths, glazing specifications and operating details used for manufacturing.

04. 1:1 Factory Trial Pre-Assembly & Quality Control
Before export, SUNRAY completed full-scale factory assembly and operational checks for the main window and door types documented in the project.
4.1 Four-Track Sliding Door Testing
- Frame squareness and baseline alignment checked on calibrated jigs.
- Tandem roller movement tested under the load of the laminated glass panels.
- Meeting stiles, brush seals and EPDM compression interfaces checked for consistent contact.
4.2 Swing Door Hardware Verification
The swing pass door was assembled in its sub-frame to verify hinge alignment, multi-point locking and perimeter compression sealing.
4.3 110-Series Window Commissioning
The casement / awning window was factory tested for hinge movement, lock engagement and screen clearance.
05. Export Packaging & Container Logistics
After factory testing, the heavy glazed units and frames were protected for long-distance maritime transport to Sint Maarten.
- Sliding frames, pre-glazed sashes, swing doors and windows were cushioned with protective foam and stretch film.
- Major components were packed in reinforced export plywood crates with internal framing and external tension straps.
- Crates were labeled for installation sequencing and containerized for overseas delivery.
06. On-Site Installation & Oceanfront Completion
Following delivery to Indigo Bay, the window and door systems were installed into the reinforced-concrete openings under local site supervision.
6.1 Frame Anchoring & Perimeter Waterproofing
The deep sill tracks and jambs were mechanically fixed into the structural openings, followed by perimeter flashing and waterproofing at the masonry interfaces.
6.2 Heavy Glass Installation & Roller Alignment
The large laminated sliding panels were lifted with suction equipment and placed onto the four-track systems before final roller-height and gasket adjustments.
6.3 Final Sealing & Handover
Perimeter joints were sealed, protective films were removed and the completed facade package was cleaned for residential handover.
07. Final Handover & Residential Use
The completed package provides large panoramic openings while combining the project-specific impact glazing, heavy-duty sliding systems and coastal sealing details required for the villa's oceanfront setting.
- Panoramic views: Large sliding bays preserve floor-to-ceiling views toward Indigo Bay.
- Coastal protection strategy: Laminated glazing, deep sill profiles, EPDM seals and drainage details provide a more robust envelope than standard residential fenestration.
- Operational durability: Stainless-steel track and roller components are specified for repeated use in the marine environment.
- Architectural consistency: Dark-charcoal frames create a unified facade language across the three-level villa.
08. Application Scenarios
The same heavy-duty fenestration approach can be adapted to other high-exposure coastal projects requiring large glazed openings and robust water-management details.
- Caribbean and tropical-island luxury villas
- Oceanfront resort suites and boutique hotels
- Cliffside coastal residences
- Wind-exposed waterfront homes requiring large multi-track sliding doors
